Airbnb isn't the only path: in 2026 Baku companies pay 800-2,400 AZN/day for closed offsites. For a villa that's 5-8 days/month, 50-90 days/year, 40-180k AZN of income. What's needed and where to sell it.

1. Company requirements

For business use a villa needs: 1) living space for 8-25; 2) projector or 55+ TV + Wi-Fi 200 Mbit+; 3) kitchen (cooking for 5-8); 4) pool + terrace (breaks); 5) professional cleaning between groups; 6) parking for 5-10 cars; 7) security (no video-call leaks).

2. Day rates

2026: mid villa 10-15 pax — 800-1,300 AZN/day; premium 15-25 pax — 1,500-2,400 AZN; retreat pack 2 nights + catering — 3,500-6,800 AZN. Summer peak +20%. Invoices and acts are mandatory.

3. Sales channels — 4 working

1) TWO villa Baku — premium platform; 2) LinkedIn — direct to HR directors; 3) Instagram business — visuals + #corporateretreatbaku; 4) B2B agencies (EventLab, Bakura Event) — 15-20% commission. First 3 months, 2-3 bookings is the norm.

4. Annual math

Premium villa: 1,800 AZN/day, 6 days/mo → 10,800 AZN/mo, 130,000 AZN gross/year. Costs: cleaning 8,000, kit 3,000, marketing 3,500, 15% agent = 19,500. Net 96,000 AZN — 20-40% above Airbnb (fewer nights, higher rate).

Corporate retreat rates

The corporate retreat is a higher-tier segment than Airbnb: the same villa sells at 1,000 AZN to tourists and 2,000 AZN to business. Difference is kit and channel, not the object.
