1. Where premium starts
Three visible tiers on the market: 850,000 AZN — entry premium (new build, 220–260 m², proper architect); 1.2–1.5M — designer interior, branded pool, upstairs spa; 2M+ — sea view, 5+ sot, signature architecture. 1M is the start of tier two.
2. What really fits into 1M AZN
In our deals the standard 950,000–1,100,000 AZN build is: 240–290 m² house, 3–4 sot land, concrete pool 30–36 m² (depth 1.4–1.8 m), 4 bedrooms, 2 bathrooms, 55–70 m² kitchen-living, closed 1-car garage. Facade — decorative render or travertine, roof — reinforced insulation, aluminium double-chamber windows.
3. Materials and engineering
Five hidden points that separate premium from ordinary: wall — 30 cm ceramic block (4–6 °C cooler in July heat); insulation — basalt wool 100 mm min, XPS on the roof; electrical — 15+ input groups, RCDs mandatory; heating — underfloor on the ground level; ventilation — heat-recovery unit (30% winter energy saved).
4. Pool and yard
Premium pool details: skimmer system as baseline (overflow upgrade adds 8,000–14,000 AZN), ozone+chlorine, LED lighting, automated 12-hour night cycle. Yard: 85–120 m² dry area, 25–40 m² patio, 2–3 fruit trees, drip auto-irrigation.
5. Papers and legal
Risk is lower at premium level, but the checklist stays: title extract on a private person, residential land classification, architect-office project passport, energy certificate A or B. Notary deal takes 3–5 working days, state fee 0.3%, agency 2–3%.
6. Liquidity and 3-year resale
A 1M-tier villa sells 3 years on at 1.25–1.45M AZN — 7–13% annual appreciation. Average time to sell 5–9 months (peak May-July). Three factors that push price up: professional photography, branded pool, direction of view toward the sea.

In a premium villa the price is set by what you don't see: wall thickness, insulation, heat recovery. Visible finishes fall out of fashion in 3 years — engineering keeps working for 15.
Six questions to insist on within a 1M AZN budget
- Pool — overflow or skimmer? Overflow adds 8,000–14,000 AZN but +20% to resale.
- Heating — underfloor. Replacing it with ACs drops premium back to ordinary build.
- Are materials certified? Must be listed in the project passport.
- Plot width 12 m or more? Narrow lots kill patio and garage geometry.
- Neighbours — what's behind? Industrial zone or a highway within 200 m = −15% liquidity.
- Internet — fibre 200 Mbit? For a remote-work buyer this is factor number one.
