Frequently asked questions
MARDECO is a construction company and real estate agency, building and selling villas and garden houses with pools on the Absheron peninsula near Baku: Mardakan, Shuvalan, Novkhani and Shagan. Houses come direct from the developer, every property is sold with a title deed, and prices are shown openly. A 7% mortgage and in-house installments are available. We keep around 30 houses in stock and show any of them on one call. The price is negotiable, and we stay in touch after the purchase — our business runs on referrals.
What is a kupça (title deed) and why does it matter?
The kupça, or çıxarış, is the official state extract confirming ownership of a property in Azerbaijan. Without it a bank will not grant a mortgage and a notary cannot register the sale. Every MARDECO property is sold with a title deed.
Can I buy with a 7% mortgage?
Yes. Bank mortgages are available for houses and villas that have a title deed. The down payment and term depend on the bank and your income; we prepare the documents and file the application.
How do in-house installments work?
If part of the amount is missing, we agree a payment schedule: a down payment plus monthly instalments. Terms are set individually per property.
What is a sot?
A sot is the local unit of land area: 1 sot = 100 m². For example, 3.2 sot = 320 m² of land.
What is included in the price?
The table price includes the house, the land, the pool (where present) and the landscaped yard. Furniture and appliances are listed separately per property.
How far is the sea?
Three to fifteen minutes by car depending on the district: and are closest (3–7 min), Mardakan, Shuvalan and Shagan are 5–10 min, Novkhani is 10–15 min.
How do I book a viewing?

How many houses do you have for sale?
Around 30. The site lists the ones we filmed ourselves; the rest we show on a call — tell us your budget and preferred district and we will line up the matching properties.
Is the price negotiable?
Yes. There is room to move for a serious buyer, and we negotiate with the owner on your behalf.
Do you help after the purchase?
Yes, and this matters most to us. Paperwork, connecting gas, water and electricity, repairs and tradesmen — call us long after you get the keys. Most of our clients come to us by referral.
