1. Single-storey layout
Ideally one level, all living rooms at yard level. Retrofitting a stairlift costs 3,000–15,000 AZN and takes space.
2. Barrier-free environment
Room thresholds under 1 cm, step-free walk-in shower, 90 cm door openings. Easier to design in than to retrofit.
3. Medical care nearby
24-hour Mardakan clinic, pharmacies, cardiologist. RCH №1 in Zabrat is 12–15 minutes away. Bona Dea and Central Hospital geriatrics — 25–30 minutes to central Baku.
4. Quiet and air quality
Mardakan's north-east near the historic centre is the quietest. Avoid streets by restaurants and beach traffic. For asthma and allergy sufferers, the Mardakan sea zone runs 2–3× lower dust than central Baku.
Older buyers often insist on «a pool house» — that's for grandchildren. For daily life what matters is a shaded yard, a fig garden and a bench at the gate for neighbours.
5. Underfloor heating and proper warmth
Absheron winter is harder on joints than the thermometer shows — humid wind lowers felt temperature. Mains gas + underfloor heating in bathroom, bedroom and kitchen are critical.
6. Green yard, no steep steps
Level layout, textured tiles (not polished porcelain), a covered terrace for shade, benches. Fig, pomegranate, olive — the classic Absheron trees, low maintenance.
7. Loved ones and social life
An elderly person alone in an unfamiliar village withdraws fast. Look for streets where 40–50% of houses stay occupied year-round. Historical Mardakan gives ready-made community.
