Year-round house on Absheron: living by the sea in winter

Mardakan sits at +5…+9 °C on an average winter day, with −4 °C as the ten-year low. Not Siberia, but not the Riviera either. To be a true year-round home instead of a summer cottage with heaters, the property has to pass six tests. Here they are.

1. Mains gas and a proper boiler

An electric boiler for 200 m² bills 400–600 AZN in January. Mains gas with a 24–28 kW combi boiler bills 90–140 AZN for the same month. A 4–5× gap. First question on a viewing: show me last January's gas bill. No bill, no gas — you'll heat with electricity or diesel.

2. Wall and window insulation

The Absheron winter wind runs 15–25 m/s. Without a proper 100 mm mineral-wool facade the boiler can't keep up. Required minimum: an insulated envelope with heat-recovery ventilation, double glazing with argon, a 200 mm insulated roof. A thermal-camera check is 50 AZN — cheap for the answer.

3. Water year-round

Mains water in winter is 90% reliable, but an outage can last 6–12 hours. An artesian well removes the risk entirely. If there's no well, install a 500–1,000 L buffer tank with auto-refill.

Simple test: ask the seller to open the hot tap and wait 30 seconds. If pressure drops, the boiler is undersized or the well is weak.

4. Roads and transport in winter

The Mardakan-Piralahi highway is cleared and treated. Village side streets aren't. If the house is on a slope or in an alley, plan for all-season tyres or 4WD. Express buses to central Baku run every 20–30 minutes in winter; the metro is 25 minutes by car.

5. Internet and connectivity

Bakcell Fiber and Aztelekom cover 90% of Mardakan at 100–500 Mbit/s. All three mobile carriers give 4G/5G. For remote work it's better than most Baku commuter districts.

6. Neighbours who stay in winter

Summer dacha villages empty out 60–70% in winter. Look for streets with permanent residents — that's where roads get cleared, security operates, shops and schools stay open. Mardakan's northern and eastern sectors near the historic centre are the most lived-in.
