"I will build it myself, it will be cheaper" is the most common miscalculation. Let us look at the figures.
In districts such as Mardakan, Shuvalan and Novkhani, building a 100 m² house costs 90,000–130,000 manats depending on materials. That is construction alone. Rebar, cement and concrete keep rising, and tradesmen's rates have gone up as well.
In the seaside belt a sot costs 15,000–35,000 AZN, so a three-sot plot means at least 45,000–105,000 AZN. Land plus shell already totals 135,000–235,000 AZN — before finishing, a pool, walls and landscaping.
Buying finished, you know the price. Building, you learn the final number only at the end.
If you already own the land, want to run the project yourself and can wait a year or two, building is reasonable. If you need to move within months, or plan to use a mortgage, a finished house with a title deed is almost always the better deal.
