Insulating a house on Absheron: how wind eats more heat than frost
On Absheron -5 °C is rare, but 60-90 km/h winter wind happens every month. The «hazri» eats heat and doubles the gas bill. What proper insulation is, what thickness is needed and what it costs in 2026.
1. Wind — «stronger than frost»
Absheron winds (Hazri, Gilavar) hit 60-90 km/h in winter. Wind cools the wall surface 3-4× — the felt temperature at 0 °C is like -8 °C. The boiler runs continuously, the gas bill jumps 30-45%. Insulation is really a wind barrier.
2. Wall insulation — thickness and material
For Absheron minimum 100 mm basalt wool (Rockwool, Paroc, Isover), ideal 150 mm. XPS is cheaper but does not breathe — mould risk. Prices: 100 mm basalt — 18-28 AZN/m² material + 25-40 AZN install, total 43-68 AZN/m². For a 220 m² house — 9,500–15,000 AZN.
3. Roof and ceiling — the key point
30-40% of heat escapes through the ceiling. On the roof — minimum 200-250 mm basalt wool. Price 32-52 AZN/m². Plus XPS 50 mm as a moisture barrier. For 130 m² ceiling — 4,200–6,800 AZN. Pays back in 3-4 winter seasons.
4. Windows and doors
Double-chamber aluminium (Alutek, Yawal) minimum — plastic on Absheron deforms in 5-7 years from heat. Price 320-480 AZN/m². Entrance door — insulated metal, 800-1,400 AZN/m². Check for draughts around frames — the main wind entry sits right there.
5. Vestibule and ventilation
The hidden detail of an Absheron house: an entrance vestibule (3-5 m²) — cuts direct wind entry, saves 120-250 AZN of gas per year. A heat-recovery ventilation unit — recovers 70-85% of exhaust heat, saves 200-400 AZN/year. Install 2,800-5,500 AZN.
Insulation package — 220 m² house
| Element | Thickness | Price | Winter saving |
|---|---|---|---|
| Wall basalt wool | 100 mm | 9,500–15,000 AZN | −25% |
| Roof basalt wool | 200 mm | 4,200–6,800 AZN | −15% |
| Aluminium windows | 2 chambers | 8,400–12,000 AZN | −12% |
| HRV unit | — | 2,800–5,500 AZN | −18% |
| Vestibule | — | 1,200–2,400 AZN | −8% |
| Package total | 26,100–41,700 AZN | −40-55% gas |
On Absheron insulation is not against frost — it's against wind. A 15 cm basalt wall turns the winter bill into a 60-140 AZN monthly saving. The package pays back in 8 years and adds 25,000-40,000 AZN to the house value.
Pre-purchase insulation checklist
- Thermal camera on walls — blue spots = no insulation.
- Loft inspection hatch — see the wool, measure thickness.
- Windows — brand of two-chamber (seller must know).
- Draught test — lit match along the window frame.
- If ventilation exists — HRV brand and year installed.
