House with a sea-view terrace: choosing in Shuvelan and Bilgah
«Sea-view house» on Absheron really means two specific villages: Shuvelan and Bilgah. And the «view» comes in five tiers depending on the terrace's direction and height. Real prices, correct choice and typical mistakes.
1. «Sea view» — five tiers
The phrase covers five different things: 1) full panorama (three-quarters of vision, 180°); 2) half panorama (90–130°); 3) perspective view (blue line in the distance, 20–40°); 4) «hint of view» (between houses); 5) from the upper floor only. Price difference between tiers reaches 4×.
2. Shuvelan vs Bilgah — 2026
Shuvelan — 30-35 min from Baku, close to beaches, lots of new build, sea-view sot 45–75k AZN. Bilgah — 40-45 min, classic family district, botanical garden, sot 55–95k AZN (more expensive but more price-stable). Panorama villas in both — 950,000–2.2M AZN.
3. Terrace — size and materials
Working terrace: 25–40 m² (less won't seat 5+ people), floor WPC or thermo-wood (ceramic becomes unbearable under sun), overhead — pergolas with automatic louvres, only salt- and wind-resistant materials (ordinary ones die in 3 years). Railings — glass, to preserve the view.
4. Wind, salt, microclimate
«Sea view» = «windy house». The north-west Caspian wind hits 60-90 km/h in winter; in summer the «hazri» blows things off terraces. A glass windbreak doubles usable time. Salt: metal parts replaced every 3 years, wood recoated every 2 years.
5. Terrace orientation
Four options toward the sea: east — sunrise over the sea, sun until 8:00, then shade (best family option); south-east — sunrise + harsh summer sun; north-east — cooler, but freezing winter wind; north — panorama with no sun. Most popular — east and north-east.
