A family garden house with a pool by the sea: a parents' checklist

Parents buying their first seaside house for the children usually compare properties on floor area and price. But family safety and quality of life come from a different set of signals — the ones that don't show on the listing, yet decide whether your child will be happy in this house for the next ten years.

1. A child-safe pool is more than depth

A kids' pool is not just a smaller adult pool. Watch four things: a gentle step-in staircase instead of a metal ladder; a dedicated shallow zone of 60–80 cm with its own bottom; textured tile around the coping (glossy porcelain gets slippery once wet); a folding safety cover that closes over the pool at night. A telling sign of a mature seller is when they mention these details before you ask.

2. The yard: greenery, shade, safe surfaces

An asphalt yard hits 50–55 °C in July — no barefoot child crosses it. Look for mixed surfacing: 30–40% lawn, a shade zone under mature trees (fig, mulberry, pomegranate — the Absheron classics), decorative tile and paths. For a family of four, 3 sot and up is the working minimum. A bonus: no barbecue right by the kids' area, and a proper 1.8–2 m solid fence rather than mesh.

3. Schools, kindergartens, clinic — real distances

Mardakan is served by state schools №168, №215 and №174, plus two private ones — MSM Educational Complex and a Landau School branch. The nearest kindergarten from most streets is 5–10 minutes on foot. The adult clinic and paediatrics office are in the village centre. Ask the seller to walk you to these points — 700 m on the map can turn into 1.5 km through narrow streets.

Before falling for a house, walk the school route in the morning, at the time your child would take it. It's the only honest test.

4. Neighbours and noise level

Summer rental life is intense along the seaside: the yard next door can be a corporate party three months running. Ask the seller how many houses on the street rent out and when they're booked. Mardakan's quiet streets are in the northern and eastern parts, close to the historic centre. The noisy ones run along the beach and around the restaurants on Beach Street.

5. Distance to the beach — and the beach itself

Not every Absheron beach is fit for small children. Mardakan's entry is gentle and sandy, which matters at ages three and four. 5–15 minutes on foot from the house is the sweet spot: closer means resort crowds, further means you stop going daily.

Nearest emergency: the 24-hour Mardakan clinic. Nearest paediatric hospital: RCH №1 in Zabrat, 12–15 minutes on the highway. Private clinics Bona Dea and Central Hospital accept children on private insurance — 25–30 minutes to central Baku. Print this list, stick it on the fridge on day one.
