«Power is available» is not enough on a dacha — power capacity, phase count, RCDs, grounding, protection matter. Azerbaijani norms and 2026 connection.

1. Power for the house

For a 220 m² villa: lighting/sockets 5 kW, heating/AC 8-12 kW, pool pump 1.5 kW, bathrooms/kitchen 3-5 kW. Total 15-20 kW. Simple dacha — 10-12 kW, premium villa (spa, EV charger) — 25-30 kW.

2. Phases and supply

In Azerbaijan: 1 phase (220V) — up to 10 kW; 3 phase (380V) — 15 kW+, mandatory for pool pump, inverter AC, heat pump. For dacha standard is 3 phase. «Azerishig» connection — 5-15 working days, fee 200-800 AZN.

3. Electrical safety

Key components: 1) Main breaker (25-40 A); 2) RCDs per block — lifesaver; 3) Solid grounding (16 mm² cable diagonally); 4) Surge protector (SPD); 5) Split «main» and «sub-panels». Certified electrician mandatory.

4. Documents

For a new build: 1) Project (with architect); 2) «Azerishig» application for technical conditions; 3) Meter install; 4) Inspection and act. DIY connection is illegal, fine 300-1,500 AZN. On purchase, demand acts.

Electricity is the house's nervous system. «Available» means nothing: 220V vs 380V, RCD vs none — the difference is «life vs death». Before buying — all documented.
