Repairing an old pool: when to fix, when to demolish and rebuild

You bought a house but the pool is 8-15 years old. Repair can cost 4,000 AZN — or 22,000. Depends on scope. 2026 decision scheme and prices.

1. Decision scheme — repair or rebuild

Three reasons to demolish and rebuild: 1) 3+ cracks and leaks in the shell; 2) dimensions violate modern norms (depth 2 m+, unsafe for kids); 3) all equipment is obsolete. Rebuild for a 260 m² villa pool — 18,000-32,000 AZN. Repair — when fewer than two of those apply.

2. Waterproofing — the top issue

70% of leaks are caused by one waterproof layer failing. Repair: 1) tile removal (300-500 AZN/m²); 2) new membrane (Mapei Mapeplan / Renolit Alkorplan) — 45-90 AZN/m²; 3) new tile or PVC liner — 60-140 AZN/m². For a 30 m² pool — 4,500-8,200 AZN.

3. Shell restoration

Concrete crack: epoxy injection (170-350 AZN/point), more than 3-5 points — new concrete layer (2,800-6,000 AZN, 15 days). Structural settlement — demolish only.

4. Equipment upgrade

Sand filter — 850-2,200 AZN, install 200-400. Grundfos/Pedrollo circulation pump — 380-1,100. Chlorinator — 400-950. Ozone system — 1,800-4,500. Full upgrade — 3,500-8,000 AZN.

5. Energy efficiency

Old pool: electricity 180-320 AZN/mo. New variable-speed pump — -45%, 90-160 AZN/mo. Payback 3-4 seasons. Automatic cover for 25-45 m² — 2,200-6,500 AZN, saves 40% water and heat.

Pool repair — 30 m²

Pool repair is a diagnostic craft. A good specialist tells you in 30 minutes: repair is possible or only rebuild. Cheap «cosmetic repair» comes back in 2 years. Decide on diagnosis, not price.

• Level test — over 2 cm loss in 24 h = leak.
• Wall cracks — stains below the water line.
• Pump power — from 0.75 kW on 30 m².
• Filter age — 10+ years needs replacing.
• Electric bill — 250+ AZN/mo = old system.
