When to buy a Mardakan dacha: peak summer or off-season

Seasonality of buying a dacha

The same house in Mardakan may be listed at 245,000 AZN in June and 208,000 AZN in November — a 15–18% swing. But «cheap» month isn't always «right» month. A 12-month price table from closed deals and a working rule.

2. Why buy at peak summer

Downside: price at the top, 1–3% bargain room, decisions rushed.

3. October–November — the «pro» season

Downside: pool closed, less daylight, you can't «feel» the summer vibe.

4. January–February — discount, but careful

Lowest price and seller ready to shed another 7–10%. But winter exposes what summer hides: damp patches, roof leaks, insulation gaps. One visit isn't enough — cross-check with summer photos to make sure they weren't hiding a problem.

Working rule: to live in — late September through November (real price, real house). To invest — December–January (max discount), exit in June for 12–15% margin.
